All of these questions are unique to your lifestyle and habits, so you should think deeply about how those habits can impact your home needs.
Where You Want To Build
When you begin looking for the perfect piece of land for your dream home, you may have this romantic notion that you’ll know it when you see it. Take some time to be a little more methodical. Different states and even different counties have different building codes and different allowances. For instance, if you know you want a privacy fence, you wouldn’t want to build in a county that limits fence height to 5 feet. Think about the things that you want, and then see what areas allow them. You should also plan to have the property inspected not just for how a house would fit but also where power lines would come from, how difficult it would be to grade for a driveway and other factors.

The financing for a custom home is more complex than a standard mortgage for an existing home. You may find that you’re subject to greater scrutiny, especially if you’re single or you only have one income, and that you have to have a larger down payment. Do your homework before choosing your lender and loan type.

Where are you in your life and where do you see your future heading? If you were offered a better position or a raise to move out of state, would you? If you are in a committed relationship that you see developing into a marriage and family, is your partner helping you plan the house? If they’re not, you may find you need to sell to find a place that’s both of yours once you’re married. Likewise, if you don’t plan for a family in your design, you may find you’ve outgrown the house long before you intended to.
