Roof Repair v. Roof Replacement

Look to your shingles (if they are still there) for problem signals like cracks and curling.

Your roof is an essential part of your home, and like many other features, may require some home improvement maintenance over the years. There are very few people out there who get excited about the prospect of having to pay to repair or replace their roof. Do you know what signs to look for that indicate you might have a roof that is in need of repair? Let’s learn more.

Problem Signals

Those with a fear of heights, rest easy. Thankfully, it’s not always necessary to grab your ladder and climb onto your roof to confirm that you have a problem (though that can be effective). Crisp vision and binoculars come in handy when trying to figure out if you need spot repair. Your roof doesn’t necessarily need to be leaking to be in need of a repair or replacement. The following signs can be indications that your roof is ineffectively protecting your home:

Water: Look for water accumulation in your attic after heavy rain or an ice/snow build up

Shingles: If your shingles are cracked, curling, missing or loose

Mold: Look for shingle decay in the form of mold or mildew growth

Stains: Look for visible stains/discoloration on your interior walls and ceilings

Repair or Replace?

If the only problem you have identified is damaged or missing shingles, this likely means you can get by with a simple repair. However, if your shingles are cracking or curling around the edges or falling apart in the valley of your roof – a replacement is probably necessary. The age of your roof also plays a factor in the decision to repair or replace when the time comes. Experts estimate that a typical roof will have a life of 20 to 25 years. If your roof is older than that, there is a good chance it is time to replace it. Look on the bright side – once you get it out of the way you shouldn’t have to do it for another 25 years!
