This often ends up being surprisingly close to the cost to purchase and remodel an existing home to fit your needs, which is why people dive in without another thought. However, you need to ensure that you have enough of a budget to cover all of the possible additional costs, or you could lock yourself into a bad situation. For instance, you know you will need to pay for land, building materials, and labor for planning and construction, but once you’ve chosen your land you may find it requires unexpected expenses like additional surveying, running new power lines, or drilling for a well or septic system. Some of these things you could foresee with adequate research, but some you can’t. Before you commit, ask yourself if you have enough of a budget to cover the home and at least 10% more to cover the possibilities.
Temperament
Can you handle the process? Building a custom home requires much more time than buying something existing. If you’re short on time or lack the patience to wait out a lengthy process, this is probably not the choice for you. The process also requires a lot of decision making and it can be very stressful on a marriage.
Your Needs
Are you going to be able to get what you really want and need for your budget? This question starts with an honest assessment of your needs and your wants for your new home. If you need to be close to family, is there property available in the area? If you want a big house and a big backyard, can they both honestly fit in your budget? If it starts shaping up like this is the right choice, this list will come in handy when you sit down to find the right custom builder for you.
