You’ve decided to finally purchase the custom home of your dreams. You have a list of all the features you want, a builder in mind, and are eagerly waiting for the process to start. Before you get to building, there are some things you’ll want to ask your custom home builder. We’ve come up with a list of what we think are the most essential questions to ask your custom home builder before beginning the process.
1. I have a budget. How well can you work within it?
For most of us, money is certainly a concern. Building your perfect home is going to be costly, so you need to get bids from builders as to how much it would cost them to build your home. It’s a major purchase, and major purchases mean shopping around. Typically, you want to avoid whoever can do it for cheapest, but definitely compare prices.
2. How do you handle change orders?
The reality is, people change their minds. Ask your builder how they handle changes in your oder during the building process including updated pricing. If you decide you want to add a deck to your home during the building process, you want a builder who will be able to adequately update you on timeframes and pricing.
3. How do you handle communication?
Building off of the last question, you’ll want to know what the best way to reach your custom home builder is. You’ll also want to know how long it typically takes to get a response, if there are certain times you can or can’t call, or how often you should expect updates.
4. What’s the estimated time for completion?
The worst thing you can do is let your builder dillydally with your time and money. You need to make sure that there is a set timeframe for when your builder will get things done. Make sure to check!
5. Do you have references I can speak to?
Before even speaking to a custom home builder, it’s probably a good idea to check their reviews out online and see if you can find reliable testimonies from people. Beyond that, ask your builder if they have references you can ask about how their build went.
6. What’s your cancellation and refund policy?
Let’s all hope this doesn’t happen, but there is a chance you’ll need to switch builders or cancel your build all-together. Make sure you know what your builder’s policies are if you do need to cancel and get a refund.
